Professional Office and Studio Leasing

The Historic Y takes pride in nurturing a 24-hour full-service professional office community with an uncharacteristically personable and responsive on-site maintenance and management team.

As a vibrant and progressive community dominated by arts, education, environmental and social justice organizations and professionals, The Historic Y is constantly looking for like-minded individuals and enterprises to join its family of tenants to both take advantage of and build upon the great synergy of this unique community.

 The mission of The Historic Y is to be a valued community and cultural resource for the City of Tucson, providing creative leadership in the following areas:

- as a dynamic Performing Arts Center, offering music, theater and dance instruction, support and performance through The Rogue Theatre, The Scoundrel and Scamp Theatre, ZUZI! Dance Company, Bennett Theatre Lab, Belly Dance Tucson, Salson Salsa, and Zumba Toning with Sasha Alexander;

- as a Visual Arts Center, offering studio and office space to artists, photographers, craftspeople, designers and engineers as well as exhibition and showcasing opportunities in our courtyard, conference room and other common areas;

- as a Healing Arts Center offering a supportive and nurturing environment for massage, acupuncture, yoga, reiki, meditation, coaching, counseling and other therapies and modalities;

- as a Center for Education, home to The Paulo Freire Freedom School-University, a public middle school serving 75 students in grades 6-8, as well as the Earlham College Border Studies Program, The Human Communication Studio, Environmental Education Exchange, 

- as Tucson's original Environmental Resources Center, home to one of Tucson's largest concentrations of non-profit organizations devoted to environmental protection, conservation, sustainability and the development and championing of green technologies, including Tucson Audubon Society and Nature Shop, Sierra Club, Coalition for Sonoran Desert Protection, Environmental Education Exchange, Western Watersheds Project, Arizona Wilderness Coalition, National Parks Conservation Association, The Wilderness Society, WildEarth Guardians, and Tucson Community Supported Agriculture; and,

- as a Center for Social Justice and Human Rights, where concerned citizens and social and environmental activists come to get involved and make a difference.  Resident organizations fighting for equality and social justice and protecting the environment and vulnerable populations and causes - and often seeking volunteers - include Florence Immigrant and Refugee Rights Project, Colibri Center for Human Rights, Earn to Learn, The ACLU of Arizona, The Green Party of Pima County, and Children's Action Alliance.

The Historic Y enjoys one of the most desirable locations to work in the heart of Tucson, one-half mile from both the University of Arizona and Main Gate Square to the east and Downtown Tucson to the south. Located on the northwest corner of N. 5th Avenue and E. University Boulevard, The Historic Y is only one block from vibrant 4th Avenue and the Epic Cafe.

The Historic Y offers competitive rates on month-to-month, yearly and multi-year leases. Offices typically have large windows, ample light, high ceilings and original wood mouldings. Office tenants enjoy use of a 500 sq ft conference room, beautiful and inviting lobby, shady urban courtyard, sunroom, employee and customer parking lot, and forced-air heating and air conditioning.

Monthly rents on smaller finished office suites are typically around $2.20 per square foot per month based on a one-year lease. Shorter terms are usually negotiable at slightly higher lease rates. Price per square foot is typically less for larger suites and unfinished studio spaces. Rents are all-inclusive, and typically include janitorial, common area maintenance, use of conference room and all utilities except for telephone and internet. Wireless internet service provided by Cox Cable (100 Mbps download, 20 Mbps upload) is available in the conference room and other common areas and basic wireless internet service may be able to be provided in some smaller offices for an additional $30/month. A refundable security deposit equal to one-month's rent is required at time of lease signing. Rents are due on the first of each month, and late fees may accrue if not received by the 5th. The City and County assess a 2-1/2% tax on rents, and there is a renters' liability insurance policy requirement which must remain in effect throughout the term of the lease. This typically runs around $35 per month on a smaller space.
